/We have fixed and flipped around 200 Detroit properties but mostly to investors who want rentals. We finally did one that we sold on the MLS to a retail buyer and now we want to do more! We are seeking someone who wants to be on the financial side of the project.
Detroit prices have improved so much that it does not make financial sense anymore to buy houses to renovate and turn them into rentals.

This particular house in this video is in a neighborhood called Brightmoor. Brightmoor was one of the hardest hit neighborhoods in Detroit so the city did a lot of focus and investing there. There are several vacant lots around and several newly built houses as well. It's even slightly more diverse now. So this was a good trial area to do a fix and flip to a retail buyer.
We had three really good offers on this the day after I listed it. The market has cooled somewhat now, but it was promising that there is interest in buying a renovated house in Detroit. The buyer was from the suburbs too.
Buyers are struggling to find houses in their budgets in the suburbs of Detroit now, especially with the interest rates going up. The trend is for some people, like our buyer, to find a newly renovated house in Detroit. Detroit home prices are increasing and will probably continue to do so as the city improves.
It's been fun for us to see other people renovating houses on the blocks we are working on. There hasn't been a block in the last two years that doesn't have renovation going on. The city is definitely coming back.
